Real estate appraisal and its role in sustainable Republic of Serbia real estate market development

Abstract
Most of the developed countries have accepted the concept of calculating property tax based on the value of real estate. To be able to determine the value of real estate over the same time, undertook the creation of models of mass valuation of real estate. Developing a model of mass appraisal of real estate is a subject that attracts a large number of experts in almost every country. The value of property is calculated based on the characteristics of real estate, and is the most challenging selection of parameters that affect the value of real estate, or failure to take the budget of those characteristics for which the property is shown to have no impact on value. In this paper is shown the selection of parameters influencing the value of real estate in the municipality of New Belgrade using multiple regression. .
Najveći broj razvijenih svetskih zemalja je prihvatio koncept obračunavanja poreza na imovinu (vlasništvo) na osnovu vrednosti nepokretnosti. Kako bi bilo moguće odrediti vrednost više nepokretnosti istovremeno, pristupilo se izradi modela masovne procene vrednosti nepokretnosti. Razvijanje modela masovne procene vrednosti nepokretnosti je tema koja zaokuplja veliki broj stručnjaka u gotovo svakoj zemlji. Vrednost nepokretnosti se računa na osnovu karakteristika nepokretnosti, pa je najveći izazov izbor parametara koji utiču na vrednost nepokretnosti, odnosno ne uzimanje u proračun onih karakteristika nepokretnosti za koje se pokaže da nemaju uticaj na vrednost. U ovom radu je prikazan izbor parametara od uticaja na vrednost nepokretnosti na području dela opštine Novi Beograd primenom više parametarske regresije. .
